August 2017 Update
We are beginning to see the ratio of homes for sale versus homes under contract (pending sales) change.
For months now there has been either an equal or greater number of pending sales in our market versus homes actively for sale (active listings), but that is changing and in some of our areas it has flipped with actives outnumbering pendings. I believe this is the beginning of a much broader shift in the market, one that will favor the buyers. As more new home builders put inventory onto the market they too draw away from resales. It is more important now than ever to make sure you are pricing your home to achieve whatever your goals are time wise.
